Having previous experience of working closely with Glenside, the client chose to award this turnkey laboratory creation project to Glenside. As the project would involve the complete design and build of a research laboratory, the complex scope had to be carefully planned and executed to ensure a quality outcome in a timely manner. Despite the unforeseen challenges of COVID-19, this robust, clean, and modern research space was delivered on time and on budget.

A complex project to deliver…

Working within live production space, delivery of the project in a safe and efficient manner was all-important.  Temporary partitions were used to control dust during the demolition and groundworks phases.  Careful sequencing of the works was vital to ensuring safe working without delays. 

This project - the design and build of a research laboratory - was completed by the Client’s original target date, despite the added complexities of working within COVID-19 restrictions.

The Structure

The space comprised old brick-built laboratory rooms under a narrow concrete mezzanine, opening into full height production / warehouse space.  Much of the existing brick structure had to be carefully removed, retaining the concrete mezzanine as a service deck for new plant.  Glenside proposed a new bespoke steel framework to abut this and provide a strong and stable structure to support the ceilings, partitions and array of services.  Old brick walls were dry lined to create a modern and clean ambience.  The Client required a large amount of glass partitioning to keep the space feeling open, and provide an impressive view for visitors.

The project included the design and completion of a broad scope of works such as:

  • Strip out of existing labs
  • Demolition of existing structures
  • Structural steelwork
  • Partitioning, dry lining and decoration
  • Suspended ceilings
  • Flooring
  • Heating, cooling and ventilation
  • Plumbing including new drainage system
  • Lighting, electrical and data
  • Specialist gases and compressed air
  • Fire alarm and sprinkler systems
  • Specialist laboratory furniture and equipment
